ESTATE AGENT RULES

Registration fees will not be applicable to estate agents at Amberfield Manor Estate. Estate agents will only be allowed on an appointment basis with the Owner of the property and gain entrance such as a visitor.

Please pay attention to the following rules and regulations:

  1. Should an agent be in breach of Estate rules, the HOA reserves the right to block operations on Estate property.
  2. The agent may only operate an appointment basis and shall at all times personally accompany a prospective buyer on the Estate.
  3. Estate agents are not allowed to transfer tags from one Owner to another. Visitors will still be signed in.
  4. If the property is on show over weekends, the agent must inform the Estate Office in writing of his intent and provide details of the property on offer before 11:30 on the Friday preceding the show weekend.
  5. NO more than 5 (five) pointer boards may be erected on sidewalks on that weekend for each property on show. The Estate Agent shall abide by the municipal by-laws governing advertising signage and shall furthermore abide by the code of conduct of the Institute of Estate Agents of South Africa North.
  6. No pointer boards may be placed in the Estate circles gardens. No boards are allowed outside the entrance gate.
  7. Signage can only be erected after 12:00 on Friday and must be removed by 18:00 on the subsequent Sunday
  8. Any signage not removed after sundown on the subsequent Sunday will be removed and discarded by the Estate Office.
  9. Once a property is sold, all advertising boards must be removed within 2 weeks from the date of acceptance and a signature of a deed of sale.
  10. No drones are allowed to be flown over the Estate property at any time. Drones are viewed as a safety and security risk and therefore no aerial photo’s may be taken by estate agents of properties in Amberfield Manor Estate.
  11. It is the responsibility of the estate agent to provide the prospective new Owners of a property with the Estate Rules of Conduct to familiarize themselves with the rules before purchasing the property.
  12. Estate agents must inform the Estate office of the new purchasers’ details, i.e. e-mail address and phone number in order to arrange for the registration of the new owner for entry into the Estate.
